Not every home is around the corner. For properties located beyond my standard service area, I offer dedicated remote service packages designed to support vacant homes, listings, transitions, and unique situations that require thoughtful, on-site attention.

Whether you need a walkthrough, reset, or full coordination — I bring a steady, experienced presence to properties that need care, even from a distance.

What Qualifies as Rural / Remote

Properties located more than 45 minutes from Adin, CA are serviced through Rural Field Service packages.

A selection of field service packages designed for rural, remote, vacant, inherited, and out-of-area properties.

Property Walkthrough

$300 per property (up to 2 hours travel)

Ideal for:

  • Travel + On-site walkthrough

A comprehensive on-site property walkthrough designed for rural and remote locations. This service includes travel (up to 2 hours), a full exterior and interior walkthrough, photo documentation, and detailed condition notes. You’ll receive a clear summary of the property’s current condition along with recommendations for next steps—ideal for vacant homes, foreclosures, second homes, or out-of-area ownership situations.

Additional services such as cleanup, preparation, or coordination are quoted separately following the walkthrough.

Multi-Property Field Visit

$300 first property / $225 second property (same-day)

A bundled field service designed for multiple rural properties in a single visit. This package includes travel (up to 2 hours) and two full on-site property walkthroughs, each with photo documentation, detailed condition notes, and a written summary.

Each property is individually assessed, providing clear documentation of current condition along with an initial assessment of needs and next steps. This service offers efficient, on-the-ground visibility for asset managers, investors, HUD vendors, and Realtors managing multiple properties in the same area.

Includes:

  • Bundled travel
  • Walkthrough + report for each property

Additional services such as access restoration, lock changes, and locksmith coordination may be completed during the same-day visit.

Cleanup, preparation, and extended coordination services are quoted separately following the walkthrough.

Extended Field Day / Oversight

Full-Day Field Service & Coordination: $500–$650 per day. Final rate determined based on travel, coordination, and scope.

A full-day, on-site field service designed for larger or more complex rural property needs. This includes travel, extended time on-site, and hands-on coordination to move the property forward after the initial walkthrough.

Support may include multiple property visits, preparation and reset work, sourcing materials, vendor coordination, managing access, and overseeing progress on-site. You’ll receive photo updates and clear communication throughout the day, along with a summary of actions taken and recommended next steps.

This service is ideal for properties requiring more than assessment—providing a steady, experienced presence to help prepare, coordinate, and manage the property efficiently from a distance.

Rural Property Assistance

Ideal for:

  • Properties needing active coordination or preparation
  • Out-of-area owners needing on-site support
  • Situations requiring vendor management or follow-up work

Scope is defined in advance and adjusted as needed with client approval.

Typically scheduled after an initial walkthrough to ensure accurate scope and planning.

Lock change and access restoration

Important Notes

All access and lock services are performed only with client authorization and confirmation of legal access rights.
Additional time or complexity (damaged locks, multiple entry points, etc.) will be documented and approved on-site if needed.

Access & Security Services

For vacant and secured properties

We assist with restoring safe and authorized access to properties as part of initial field visits and property stabilization.

Services may include:

  • Lock change and access restoration
  • Coordination with licensed local locksmiths (if required)
  • Drill-out support when access is not available
  • Key documentation and secure handling
  • Photo verification of secured entry points

Pricing

Access Restoration / Lock Change

  • $250 (client-provided hardware) 
  • Up to 2 standard entry locks per property
  • Additional locks beyond standard scope:
    $75 per lock (if required)

 

Locksmith Coordination (if required)

  • Billed at cost + coordination fee (starting at $125)
  • Locksmith coordination is only performed in conjunction with a scheduled on-site service.

Because sometimes a property needs more than oversight — it needs a fresh start.

Vacant homes, inherited properties, rentals, and listings sometimes need more than oversight — they need a fresh start. From touch-up painting and room refreshes to coordinating larger interior projects, I can help prepare spaces to feel cleaner, brighter, and move-in or market ready.
